The Process Step by Step

Every commercial surface reinstatement follows a clear, auditable sequence. Here is exactly what happens at each stage.

1

Load-Class Survey and Usage Audit

Before any design or excavation, we survey the commercial surface to identify the current traffic class: passenger car, LGV, HGV, or forklift and plant. Where visual inspection is not sufficient, we take cores to measure the existing build-up depth, sub-base type, and binder condition. We identify drainage falls and gully locations, verifying that water movement across the surface is currently compliant, and we audit line markings so the reinstated layout can be matched exactly. The existing build-up dictates whether a like-for-like reinstatement is sufficient, or whether the specification needs upgrading to meet current usage (for example, a car park now taking regular HGV deliveries that was originally designed for passenger vehicles only).

2

Build-Up Design to Traffic Class

Once usage is confirmed, we design the reinstatement build-up to the actual traffic class rather than defaulting to a highway-like specification. Domestic drives typically use 150mm of Type 1 sub-base; commercial passenger car parks generally require 225mm; HGV-trafficked service yards and delivery zones need 300mm+. For ramps, turning areas, and locations where fork-lift or heavy plant is expected, we may specify C32/40 structural concrete over Type 1 rather than bituminous surfacing. All designs are sent to the client for sign-off before work starts, so there are no surprises in build-up depth, material choice, or programme.

3

Out-of-Hours Reinstatement and Traffic Management

Forecourts, car parks, and retail service yards often cannot close during trading hours without significant revenue loss. USP works nights and weekends as standard on live commercial sites, with NRSWA Chapter 8 traffic management designed and implemented by our own operatives. Site lighting, pedestrian segregation, and customer access are maintained throughout. We phase the works by zone so part of the car park or forecourt stays live while another section is reinstated. No sub-contract TM day-rate surprises and no coordination gaps between civils and traffic management crews.

4

Line Marking, Drainage, and As-Built Pack

Final stages of a commercial reinstatement are thermoplastic or chlorinated rubber paint line marking, matched to the original layout in position, width, colour, and material type. Drainage falls are preserved to gullies and ACO drains within Specification for the Reinstatement of Openings in Highways tolerances (minimum 1:60 fall), verified with a level survey before handover. The client receives a full as-built pack: drawings, photographs of each build-up stage, material certificates, drainage verification, and traffic management records, all formatted for facilities management records in a single PDF or document management system upload.

Commercial Surfaces Reinstatement FAQs

Frequently Asked Questions

Yes. For retail, hospitality, and live commercial sites we work nights and weekends as standard, with no surcharge on agreed programmes. We design traffic management and pedestrian segregation so the car park or forecourt can remain open during trading hours while reinstatement progresses on closed bays or zones. Phased area handovers are built into the programme from the outset.
Yes. USP provides Chapter 8 compliant traffic management in-house using our own trained operatives. That means no sub-contract day-rate surprises, no coordination gaps between civils and TM crews, and a single point of accountability for site safety. TM design, signage, cones, barriers, and pedestrian routing are all included in the quoted price.
Timelines depend on area, build-up depth, and whether concrete cure time applies. A typical 200 square metre bituminous reinstatement on a commercial car park takes 3 to 5 working days for saw-cut, excavation, sub-base, binder course, surface course, and line marking. HGV-rated service yards with 300mm sub-base or concrete build-ups run longer. We programme around your trading hours and confirm the schedule before mobilising.
Yes. We photograph and measure existing line markings before excavation so the reinstated layout matches exactly in position, width, colour, and material. We can install thermoplastic markings for heavy-duty commercial use or chlorinated rubber paint for lighter traffic and temporary layouts. Disabled bays, directional arrows, hatched zones, and numbered bays are all matched to original.
HGV-trafficked service yards and delivery zones typically require a 300mm+ Type 1 sub-base with a heavier bituminous build-up (AC20 dense bin binder at 80mm plus AC10 surface course at 40mm), or alternatively a C32/40 structural concrete slab with air entrainment for ramps and turning areas where fork-lift or heavy plant loading is expected. We design to the actual traffic class rather than defaulting to a nearest highway-like spec.
Yes. Every commercial reinstatement is handed over with a full as-built pack: drawings showing final layout and levels, photographs of each stage (sub-base, binder, surface, line marking), material test certificates, and drainage fall verification. The pack is formatted for facilities management records and can be supplied as a single PDF or uploaded to your document management system.
